This project gave the client the truly open first floor plan they desired. Their previously renovated kitchen (10 years prior) had increased the ceiling height, but left the space closed off to the rest of the living area. The homeowners felt closed-in while in the kitchen and isolated when in the dining room. The living room was avoided all together. As a result the first floor didn’t get used as much as they’d like. Opening up the space, with no walls or posts to obstruct the view, now allows the homeowners to enjoy the whole, integrated space daily.

The After dining room is integrated into the living space. New casual dining at the island extends the seating capacity. Two new tower cabinets were added to the dining area for storage with a buffet area in between for serving.

RENOVATION NOTES:
• An engineered steel beam was installed in the ceiling to eliminate the need for a structural wall or posts.
• The existing raised ceiling in the kitchen was continued into the dining room for symmetry.
• New hardwood flooring was patched into the old to create continuous flooring throughout the space.
• New track lighting was added above the island for task lighting but also to add additional delineation to the space.
• A new hanging light in the dining room updates the space.
• Recessed lighting was added throughout.
