2025 PRO Grand Award Winner – Residential Bath Renovation Over $100,000
Our clients purchased a previously renovated home on a wooded-private lot in the outskirts of Washington, DC, and they wanted to update their owner’s bathroom to reflect their needs.
Objectives:
- Create a larger shower
- Add a larger two-bowl vanity with more storage
- Add a private toilet room
- Eliminate the existing sauna
- The bathroom area had two tubs; one freestanding and one sunken hot tub. Clients wanted one soaker tub for improved usability of this feature.
- Increase privacy from the bedroom
- Bring in more natural light
BEFORE: Problems
- The shower was very small and had a very odd wall of glass between the shower and the bedroom
- The sauna was unwanted
- The sunken hot tub was not safe or easy to use
- The room lacked an abundance of natural light
- The double bowl vanity was very small and lacked storage capacity
- The toilet had no privacy and was the first thing you’d see when entering the room
- An unusual exterior clear glass sliding door had been installed between bedroom and bath
AFTER: Solutions
- The former shower space was repurposed to house a private toilet room
- The sauna was removed and a new, larger shower installed in its place
- The existing tub was removed from its location and a new free standing soaker tub was installed in the former “hot tub room”
- Relocating the tub location allowed us to create a larger double-bowl vanity
- Two skylights were installed along with more general lighting to brighten the space and let the sunshine in
OBJECTIVE 1: Create a Bigger Shower
OBJECTIVE 2: Add a Larger Vanity
- The former petite vanity and tub were removed and replaced with a larger seven-foot floating vanity with ample storage space: under sink cabinets, three new deep drawers, and center tower cabinet.
- The toilet was moved to a private room with door which helped create a passage-way to the new tub room.
- Two Helios 48″ x 30″ Rectangular Frameless Wall Mounted Lighted Bathroom Mirrors improve general lighting.
OBJECTIVE 3: Add a Private Toilet Room
OBJECTIVE 4: Eliminate the Sauna
OBJECTIVE 5: Improve the Usability of the Tub Feature
- The clients wanted a usable tub.
- The former free-standing tub was removed to make space for the larger vanity.
- There was a separate adjacent space where the previous owners had a sunken hot tub. The new owners did not want to use the hot tub.
- The hot tub was removed, and a new free-standing soaker tub was installed.
- The before sunken hot tub was covered with a piece of wood for safety.
- The hot tub was removed, and a new Kohler Stargaze 72″ Free Standing Soaking Tub with Center Drain and Bask Heated Surface Technology was installed.
- New Justice Design Group alabaster wall sconces on dimmer switches were installed to supplement the general recessed lighting.
OBJECTIVE 6: Increase Privacy Between the Bedroom and Bathroom
OBJECTIVE 7: Increase Natural Light
- Not only did we increase the size of the fixed pane exterior window, but we also installed two skylights centered above the vanity to let in more natural light.
- A custom frameless single pane shower enclosure allows natural light into the shower.
- Using lighter tile on the floor and walls also helps by reflecting natural light into the room.
Finishes Complement the Natural/Modern Vibe of the Room
